In Gentbrugge, we are redeveloping the former textile factory on the De Porre site into a new residential neighborhood over the coming years. Matexi is realizing this new project after winning the competition organized by Gent’s city development company (sogent).


The new development will include 60 family-friendly residential units, 12 of which are budget homes, as well as an underground parking garage for residents and visitors.

In an earlier phase, sogent had already redeveloped part of the former spinning and weaving mill on the site: a neighborhood park was created, the local primary school was expanded, and a new community center was built.

That didn’t stop the team from adding even more community facilities. To preserve and encourage the vibrant character of the area, we are introducing ‘De Knoop’, a lively place full of urban energy.
‘De Knoop’ will be located in a prominent, accessible, and welcoming spot — right along the main cycling and walking axis at the heart of the site.

Together with local residents and other stakeholders, a suitable purpose for this space will be explored.

What is PPP?

A PPP stands for Public-Private Partnership.
As the name suggests, it refers to a form of collaboration between a public partner (the government) and a private partner (a company). PPPs can be established through various legally defined procedures. For the De Porre project, a competitive selection process was organized in which several developers participated. Matexi advanced to the second round, competing against one other candidate.

Matexi was ultimately selected by sogent as the final partner. The entire selection process took five years to complete (from 2017 to 2022).

What does the winning design look like?

For this project, the architects from Denc! Studio and Dhooge-Meganck joined forces. Together with landscape studio Arne Deruyter, they chose a design that reflects the history of the site. The design also pursues high ambitions in terms of sustainability, innovative housing types, and neighborhood-supporting functions. Additionally, 12 budget homes are offered in collaboration with sogent, spread throughout the site.

The car-free residential area consists of three distinct sections: the Schietspoel, the Bobijntjes, and the Zelfkant. Each of these areas has its own character, expressed through a variety of housing types.

The Schietspoel is located in the heritage building and stands out for its historical character. Under the former shed roofs, 34 families will be housed.

The former fire station makes way for the Zelfkant: a mix of housing types (18 units).

In the Bobijntjes, there are 8 sustainable city homes with up to 4 bedrooms, private gardens, and a living area of up to 172 m².

Timing

We plan to apply for the subdivision permit in the fall of 2023.
The building permit and the start of construction are currently scheduled for 2025.
We hope the first residents will be able to move into their homes in 2028.

Sustainability & neighborhood-supporting functions

The design takes various aspects into account such as mobility, sustainability, and quality of life.

Motorized traffic will be banned from the inner area, and there will be a variety of family-friendly housing types, including budget homes. There is a strong focus on energy efficiency: all homes will have a maximum energy performance level (E-level) of E20.

Furthermore, great attention has been given to greenery. Around 6,000 m² of green space will be provided across the entire site, including a large communal garden of over 3,000 m² accessible to all residents.
